GENERALLY GOOD NEWS: Templeton's Mark Mobius in Manila

Its not everyday Manila gets a visit from a known "global investor and emerging markets fund manager", but that's what we just got from Mr. Mark Mobius from Templeton Asset Management.

 From what I surmise from current news, he speaks about the Philippines with a mixture of curiousity and caution, with dashes of general optimism at what the country can do, economically, at least.

“We’d like to see the Philippines growing at the rate as China is,” Mobius said (probably wishful thinking).

It would be nice to take notice of Philippine stocks.  There are opportunities open here.

Invitational event to showcase one-night-only Versace exhibit and raise funds for Operation Smile Philippines

July 23, 2011, Manila – Leading real estate firm Century Properties and Versace, the world-renowned fashion-luxury brand, will celebrate the success of The Milano Residences with an exclusive lifestyle exhibition and a social event on July 23 that will raise funds for the benefit of Operation Smile Philippines.

SANTO VERSACE BIOGRAPHY

 

Santo Versace is the President of the Versace Group.

 

He was born in Reggio Calabria on December 16^th, 1944 and graduated in Economics at Messina University in 1968.

 

He accumulated business experience during various jobs, began working first as banker in Reggio Calabria for Credito Italiano and then as high school teacher of Economic Geography.

 

In 1976 he joined his brother Gianni in Milan to support him in his rising career.

 

A year after in 1977, Santo along with his brother Gianni founded the GIANNI VERSACE trademark.

Santo played a leading role in establishing the exclusivity and profitability of the Versace brand by focusing on four care principles: communication, organization, productivity and quality.

With their sister Donatella, the team built the Versace empire into worldwide luxury company generating over one billion dollars per year in retail sales.

 

Today together with Donatella, Santo continues to lead the house of Versace into the future.

 

During 1998/1999 he was appointed President of the Italian Fashion Chamber.

 

In 1992 Santo was appointed President of “Altagamma,” the trade association for the Italian luxury industry, and today he is once again President.

 

He had been President of the Fashion School , Institute of Design and Marketing “Polimoda Srl”, since May 2006.

 

He had been President of the non-profit “Fondazione Operation Smile Italia Onlus” since January 2007.

 

He has been elected member for Chamber of Deputies in Italian Parliament since April 2008.

AZURE: Location, Location, Location

How many times have we heard that LOCATION is of primary importance when choosing a condominium?

I hear it a lot.

That is why Azure is a good choice to have a home or investment in.

The property is just:
a few minutes from the airport (when you or a balikbayan relative comes for a visit),
a few minutes from Makati (for some shopping and urban experience), 
a few minutes from other urban escapes in Metro Manila (Alabang, Paranaque, Taguig).

The property is also very near churches, other villages, golf courses (take the expressway to Cavite or Laguna), schools (for the kids).

 

Check out the vicinity map, its right beside the big mall in the area, SM Bicutan.  So, for all your retail needs (dining out, shopping, groceries. etc), you just have to take a few minutes walk.

AZURE: How Owning a Unit Looks Like + PROMO!!!

So, as I mentioned, the promo for Azure is until June 30th only. 

Its got an iconic feature, a great design, and perfect location.  The promotion is only to sweeten the deal. 

Anyway, to have some idea on how owning a unit at the Azure looks like, I've put together a simple walk-through of the property.  The unit is the 12th Unit of the 14th Floor (Positano - 1412).

The floor layout looks like this...

...and its going to have a good view of the beach side of the property from the balcony.

Now, the iPad/ Round Trip promotion is applicable to specific payment terms, including 5-35-60 (5% in 4 mos, 35% over Construction Period, 60% upon Turn Over). Ask me for other options if interested.  After June 30, 2011, only the iPad will be available for promo. 

For the purposes of this walk-through, let's say you wanted the 5-35-60 (though, SPOT CASH has the best discount available)....

You can then decide, upon turn over, if you will be getting a loan from the government (Pag-Ibig, and open only to Filipino citizen-members) or from a bank.  Let's say, you decided on a 15 year bank loan.

The monthly payment schedule is going to be like this...
Month 0 (Reservation Fee) - P25,000.00
Month 1 to 4 - P30,207.09/ mo.
Month 5 to 53 - P20,832.62/ mo.
Starting Month 54, the turnover balance will be settled via the bank loan.  
At 180 months, 11.25% interest per annum, that's P20,165.35 per month.

Thinking about it, payment terms are easy.  The promotion really is icing on the cake.
